The caseload here is overwhelmingly summary administration. DeSoto's median home value runs well below the coastal counties, and most estates fall comfortably under the $150k summary threshold raised by the 2026 reform. Cattle ranches, citrus groves, and family farmland make up a meaningful share of the real-estate work — multi-generational title questions and agricultural-exemption issues come up regularly.

Arcadia itself is a National Register historic district, and many estates here involve century-old homes still in the original family.
